Frankfurt am Main has something that you don’t find in any other European Metropolis : a distinctive skyline. Until now just office towers have dominated the silhouette of the city. But not much longer, because vertical housing is now being sought in the prospering metropolis.
NH ProjektStadt GmbH, a subsidiary of the Nassauischen Heimstätte Wohnungs- und Entwicklungsgesellschaft mbH, is providing an ideal solution with the new building project called PRAEDIUM. The 66 meter high residence tower is setting new standards in the Frankfurt Europa district not only by its unusually high 2.8m rooms and its spectacular views.
The breadth of apartments with living spaces from around 38m² up to 370m² that will meet almost every desire is also unique. The purchase prices are correspondingly varied and start at 3,500 Euro per square meter. The demand for the exclusive new freehold apartments is therefore high. Mattheußer Immobilienvertriebsgesellschaft mbH, who are solely responsible for the marketing of the tower have already received the first reservations. The official start of marketing is on 21st November.
The PRAEDIUM, that is being built at the Europa-Allee 101 and 103, is a particular highlight amongst the new building projects of NH ProjektStadt GmbH. The architecturally outstanding, tiered building pair with 8 and 19 storys and a height of 66m was designed by the Frankfurt office of Dietz Joppien Architekten AG and marks a meeting in the Europa district city landscape of boulevard and Europa garden. In styling the tower, the planners have placed great importance on creating impressive architecture, so the south side consists of flowing terraces and recesses that provide the best possible exposure to the sun.

The Special Feature: Individuality
The planners of Dietz Joppien have paid particular attention in the conception of this new residence building not to simply produce a standard solution but instead to comply with the increasing personal demand for individuality. The PRAEDIUM therefore has around 50 different floor plan layouts that enables a range of different apartment sizes to be constructed that meet market demand: these start with a rooftop maisonette, accompanied by integrated town houses with their own garden or small apartments with 1 and 2 rooms up to 5 room apartments and the exclusive penthouse apartments on the 19th floor.
« There is a wide range of apartment layouts », says Cornelia Mattheußer, General Manager of Mattheußer Immobilienvertriebsgesellschaft mbH, who are solely responsible for the marketing of the PRAEDIUM. « Of course, full provision has been made to meet the needs of the physically handicapped. » The spectrum of apartment sizes ranges from 38 m2 to over 370 m2, and that is reflected in the price structure for the individually owned apartments. « There are apartments that start from 3,500 € per square meter », adds Cornelia Mattheußer.
Unusual Room Height
A common feature of all the apartments is the unusual room height of around 2.80m. « We have consciously not build one story higher so that we could offer these owners this outstanding quality of living », explains Klarmann. The orientation of the building to the south provides generous balconies and sun terraces. Large windows reinforce the esthetically discerning architecture. Whether at eye level with the Frankfurt skyline, with a view up to the Taunus hills or toward the Europa garden – no view is like another; each one is breathtaking and unique.
