Overview On The Italian Real Estate Market By Oikos Immobiliare

Oikos Immobiliare is an independently-owned, non-franchised real estate firm based in Apulia, the Southern East Region of Italy also known as the “heel of the boot”. Thanks to an extended knowledge of the local market and a strong experience of doing international business, at the end of 2010 Oikos Immobiliare started a new branch to on the premium properties that Puglia has to offer.

Our motivations for joining Prestige MLS were both the international visibility of our listings and the opportunity to broaden our client base with international buyers

With our in depth knowledge of Apulia you can rest assured that you will receive the best information and guidance available in our undiscovered marketplace.

The company is equipped with professional resources within all areas needed during the purchasing process. This allows us to provide customers with a tailored assistance which is usually outsourced, in other words value-added services at their fingertips.

Buying a new property is always an exciting time and we are here to make sure the experience goes as smooth as possible by giving our clients all the help they need under
one roof. Our biggest strength is the genuinely warm, friendly and professional approach that we offer to all of our clients. We also believe that the purchase

process for international buyers is nowhere near over upon signing the final deed. Therefore, we make sure our buyers always have a number to call whether it’s for a coffee, translation issue or what have you! Living and working in this rural area makes it imperative to build long lasting relationships, as we run into our clients more often than not!

Italy offers a wide range of landscapes, culture and architecture and so does Apulia alone. Even local language varies a lot “along the boot”, each single corner of “Bel Paese” has its own trade mark. In fact, we are based in Apulia but our properties are mainly located in the so called “Salento” area, a sunny sub-region including the whole province of Lecce and the southern part of Taranto and Brindisi provinces. Lately we have been dealing with buyers who wish to acquire properties in Piedmont and Lombardy as well.

The company focuses mainly on rural properties such as: countryside villas, historical farmhouses, manors, beachside villas and restored groups of “trulli”.

Speaking of which, have you ever heard of “trulli” houses?

Unique and mysterious limestone buildings with conical roofs, many dating back to the 15th century, these special dwellings are located in a restricted area named Valle d’Itria. The origin of these oddly shaped houses is unknown. Traditionally, “trulli” were built without any cement or mortar. One of the most popular theories is that because of high taxation on property, the people of Apulia created “trulli” so that it could be dismantled and moved out of sight when the tax collector was in the area. Then they would put them back together again once he was gone.

Apulia is still an undiscovered region of Italy which makes it an exotic area to discover not only for luxury property investors but for everyone else too.

Usually tourists who come to Italy for the first time choose to visit cities like Rome, Florence and Venice. Property buyers for luxury villas prefer Sardinia, Versilia, Liguria or along the banks of Como and Maggiore lakes.

Our strategy and aim is completely different since we know for a fact that there is a niche market of investors looking for that authentic side of Italy as far from the common blazoned destinations as possible. This is a region overflowing with history, colors and culture. Puglia offers pristine natural beauty combined with a reputation for fantastic wining and dining. That’s why according to the experts, Puglia is all that Tuscany was twenty years ago: a glittering jewel to discover!

During the last few years British buyers have been the protagonists of the real estate market in Apulia. Recent statistics show more and more investors are coming from France, Belgium, Switzerland, Russia and Scandinavia. Furthermore, we receive more and more enquiries for a place in the Pugliese sun from countries such as Sweden or Denmark, which used to purchase primarily in Thailand, Spain or France. Following this trend, our staff has been expanded with French, Russian, Scandinavian and even Flemish consultants to assist buyers not only in their own language but basically with their specific needs and expectations. As we all know as Real Estate agents, what one client loves is the other’s worst nightmare and having associates who can at least understand the mentality of these various nationalities has helped us tremendously.

Overall, our motivations for joining Prestige MLS were both the international visibility of our listings, thanks to our privileged relations to other Members, and the opportunity to broaden our client base with international buyers.
