All banks have criteria and the client must fit them but i also confirm that banks apply more and more a case to case scenario which means that a loan which can be done for a client might not be done for another due to some little differences.
One more for the road! What would you say are the three key points any investor should keep in mind when buying in France or Monaco?
Here are my 3 key points:
Before the purchase, getting an advice e.g. from a tax lawyer to make sure that the client is purchasing his property in order to be the most efficient tax-wise
Whatever the property is (main or second home, commercial property, etc…), make sure you can sell it quickly. Location and accommodation are very important!
At last, meet a mortgage broker, ESPECIALLY when you don’t need any loan, in order to avoid to pay Wealth tax on your property(ies) and to find the best solutions to finance your project
